If you are a homeowner, with a secured loan or second mortgage you can get a larger loan or a better interest rate than with an unsecured loan.
A secured loan is a second mortgage on UK or Northern Ireland residential property. To qualify you must have an income - from employment or self-employment or from another source. Even benefits or a student grant count as income.

Do you have a poor credit history?
If you have a poor credit history a secured loan may be a better option than an unsecured loan. Even with a poor credit history or CCJs you can still get a secured loan at a reasonable rate.
What you can borrow
You may be able to borrow up to 125% of your equity in your property if your credit history is good. Our loans range from as little as £3,000 to as much as £150,000.
- Rates start from 5.9% APR.
- Our lenders' typical rate is 11.4% APR.
- The maximum rate any of our customers pay is 19.9% APR.

Proving your income
Employed
You can prove your income with any of the following:
- latest payslips and corresponding bank statements showing salary paid into your account
- employer's letter plus bank statements showing salary paid in
- recently issued P60 or P45 form.
Any allowances you receive such as car, on-call, guaranteed shift, etc allowance count as income. Maternity pay, benefits, pensions and student grants count too.
Self-employed
You can prove your income with any of the following:
- Customs & Revenue SA302 form
- signed certified chartered accountant's report confirming finalised 12 months' taxable income (dated within last 18 months)
- accountant's certificate on their letterhead confirming finalised 12 months' taxable income (dated within last 18 months)
Self-certification
Self-certification allows you to declare your income without providing proof. A growing number of lenders provide self-certification for both employed and self-employed.
